V.A. HOME LOAN MORTGAGE 

The veterans basic entitlement is $36,000 which represents 25% of the $144,000 with a bonus entitlement of I can’t be right 25% Of the $144,000 worth of bonus entitlement of $120,250. The veteran is eligible to receive the basic entitlement of $36,000 plus a bonus entitlement of $120,250 equal to a total entitlemen

V.A. HOME LOAN MORTGAGE 

The veterans basic entitlement is $36,000 which represents 25% of the $144,000 with a bonus entitlement of I can’t be right 25% Of the $144,000 worth of bonus entitlement of $120,250. The veteran is eligible to receive the basic entitlement of $36,000 plus a bonus entitlement of $120,250 equal to a total entitlement of $156,250. The total entitlement of $156,250 is 25% of the $625,000 – the maximum loan amount the veteran can be approved for. That being said, the veteran may receive a 1 time exception above the $625,000 maximum loan amount where the VA will add an additional higher loan guarantee. And if the veteran has a VA service-connected disability, he or she will not have to pay funding fee- The cost imposed by the VA on the mortgage to cover the risk associated with the loan.

A veteran may use his or her VA home loan benefits to buy a quadruplex so long as the veteran occupies one of the units and his or her primary residence. The benefits cannot be used to acquire a multi family dwelling above a quadruplex (above 4 units), as that would be regarded as a commercial property. Once the veteran pays off the loan, he or she may repeat the process with a second property.
